Get three Loan Estimates. That single habit saves more money than anything else a buyer can do, and it is the reason this page is a list rather than a recommendation.

How to shop a mortgage without wasting your time
I get asked for the name of the best lender in Jacksonville roughly once a week. There is no such thing, and there is no published, verifiable ranking of mortgage lenders I could point you at even if I wanted to. What there is, is a standardised form that makes lenders directly comparable, and most buyers never ask for it.
- Ask each lender for a Loan Estimate. It is a federally standardised three-page form. Every lender's looks the same, which is the point.
- Get them within the same few days. Rates move. A quote from three weeks ago is not comparable to one from this morning.
- Compare page 2, not the rate. Origination charges, discount points, and what is being charged for services you cannot shop for. A lower rate bought with points is not a lower cost.
- Ask about the programs you actually need. VA, USDA and Florida Housing files are not all handled equally well. A lender who closes two VA loans a year is not the same as one who closes two hundred.
- Check the NMLS ID of both the company and the individual loan officer at NMLS Consumer Access.
Multiple credit pulls will not wreck your score. Mortgage inquiries made inside a short shopping window are treated as one event by the scoring models. The fear of that is the main reason buyers stop at one lender, and it costs them real money.

Credit unions headquartered in Jacksonville
Membership eligibility applies to all three, and it is usually easier to meet than people expect. Credit unions hold more loans in portfolio, which sometimes means flexibility on a file that does not fit a box.

An FDIC-insured nationally chartered mutual savings bank. Their own partner page lists a Northeast Florida loan-officer team. Their Building Communities down payment product is limited to specific census tracts in Clay, Duval and Marion counties. NMLS 408902 also appears on the Florida Housing participating-lender list.

Local mortgage brokers and mortgage bankers
A broker does not lend its own money — it places your file with a wholesale lender. That can mean access to programs a single bank does not offer, and it means the individual loan officer matters more than the sign on the door.

A VA-only lender. Their site carries the standard notice that they are a VA-approved lender and are not endorsed or sponsored by the Department of Veterans Affairs. Their Jacksonville branch has its own NMLS number, 2682943.
One thing to check
If you want Florida Hometown Heroes, ask on the first call
Florida Housing down payment assistance can only be originated by a lender approved to do it, or by a broker who can place the file with one. The program administrator, eHousingPlus, publishes the current participating-lender list at ehpuniversity.com/fhfc-lenders. Check it against whoever you are talking to.
Of the companies on this page, two publish an NMLS ID that also appears on that list, and one broker markets the program directly on its own site. That is a fact about their advertising, not a judgement about their service.
Being straight with you
What is missing from this page
Eleven companies is a short list for a metro this size, and the reason is worth saying plainly: I only included lenders whose own website I could load and read the facts off. Several of the largest and most obvious Jacksonville names serve pages that could not be read, so they are absent.
- Community First Credit Union of Florida and 121 Financial Credit Union are both substantial Jacksonville credit unions and both are conspicuous omissions. Their sites could not be read, so no fact about them could be verified, so they were left off rather than guessed at.
- Ameris Bank, EverBank and Jet HomeLoans were left off for the same reason.
- National retail lenders and online-only lenders are not on this page at all. That is not a criticism of them; the page is about companies with a local footprint.
- Absence from this list means nothing about a company except that it could not be verified.
Common questions
Do you get paid if I use one of these lenders?
No. Not a fee, not a referral payment, not a marketing arrangement, nothing. If I ever did have a financial relationship with a settlement service provider, the law would require me to disclose it in writing, and I would.
Bank, credit union or broker — which is better?
Depends entirely on your file. Credit unions can be flexible and are often cheapest on straightforward loans. Brokers shop many wholesale lenders, which helps on unusual files. Banks can be simplest if you already bank there. Get a Loan Estimate from one of each and let the paper decide.
What is an NMLS ID?
A unique identifier in the Nationwide Multistate Licensing System. Both the company and the individual loan officer have one, and both are searchable free at NMLS Consumer Access. Anyone originating a residential mortgage should give you theirs without hesitation.
Should I use the builder's or the seller's preferred lender?
You can, and there are sometimes real incentives for doing so. You are never required to. Compare their Loan Estimate against two others and count the incentive as part of the total — sometimes it is worth it and sometimes it is buying back a worse rate.
How current are the details on this page?
Every entry was taken from that company's own website on 4 August 2026. Phone numbers, programs and licensing all change. Treat this as a starting point and confirm before you apply.
