READ THIS FIRST — THIS IS NOT THE PURCHASE CONTRACT: These Terms explain our business practices, website rules, and client communication standards. Real estate purchases and sales require a formal written contract signed by all parties (typically a Florida Realtors / The Florida Bar "AS IS" Contract) and closing through a licensed Florida title company. Always have a Florida real estate attorney review legal documents before signing.

Chris Moore (License #SL3389080) is a U.S. Marine veteran and Realtor leading The Moore Group, specializing in military PCS relocations, VA home buyers, and residential sales across Northeast Florida.

Brokerage Representation Notice: Brokerage services are provided under Florida Statute § 475.278 as a Transaction Broker unless another authorized brokerage relationship is established in a formal written agreement. As a transaction broker, we provide honest and fair dealing, accounting for all funds, skill, care, and diligence, and disclosing all known facts that materially affect property value.

3.1 Informational only

3.2 Accuracy and market fluctuations

While we strive for precision, market statistics, mortgage interest rates, tax millage figures, and HOA/CDD fees are subject to periodic change. Users must verify property-specific figures through county property appraisers, tax collectors, lenders, and closing agents.

3.3 Intellectual property & acceptable use

All logos, custom calculators, design styles, photography, and written copy belong to The Moore Group or its licensors. You may print copies of these Terms for your personal records. You may not scrape, frame, clone, or duplicate site content for commercial real estate competition.

4. Real Estate Services & Client Representation

4.1 2024 NAR Practice Rules — Written Buyer Agreements

Pursuant to National Association of REALTORS® (NAR) rules and Florida law, a written buyer representation agreement must be executed before touring any residential property in person or via live video. This agreement specifies the exact scope of services, compensation terms, and duration of representation.

4.2 Listings & Seller Representation

Seller representation is established through an exclusive right of sale listing agreement signed by all deeded owners. We do not market properties or bind sellers based on verbal agreements or preliminary market evaluations.

4.3 Military PCS & VA Home Buyers

We provide specialized guidance for military families utilizing VA home loans. Our market analyses, VA appraisal contingency advice, and pest/termite inspection recommendations are provided in advisory capacities. Final mortgage approval, VA funding fee determinations, and certificate of eligibility verification rest exclusively with your VA-approved lender.

5. Website Tools & Valuation Estimators

Online valuation tools, Seller Net Sheet calculators, Homestead Exemption guides, and Flood Zone maps on mooregroupfl.com are interactive estimation tools designed for consumer planning. They do not constitute formal real estate appraisals (F.S. 475 Part II) or binding mortgage loan estimates. Final property tax bills, closing prorations, and loan costs must be verified through county property appraisers, title agents, and licensed mortgage loan originators.

6. MLS & IDX Data Usage

Property listings displayed on this site originate from the RealMLS / Northeast Florida MLS IDX data feed. Listings are for consumers' personal, non-commercial use. Information is deemed reliable but is not guaranteed. Verify all dimensions, HOA fees, and school zoning independently.

8. Communications Consent & SMS Terms and Conditions

By providing a telephone number or email address through an online form or inquiry, you consent to receive informational and transactional communications from The Moore Group via phone calls, SMS/text messages, and email regarding your property questions, showing schedules, or real estate services.

TERMS AND CONDITIONS

  1. We use SMS to confirm appointments, send reminders, and notify clients of schedule updates or important changes.
  2. You can cancel the SMS service at any time. Just text "STOP". After you send the SMS message "STOP" to us, we will send you an SMS message to confirm that you have been unsubscribed. After this, you will no longer receive SMS messages from us. If you want to join again, just sign up as you did the first time and we will start sending SMS messages to you again.
  3. If you are experiencing issues with the messaging program you can reply with the keyword "HELP" for more assistance, or you can get help directly at cmgroup904@gmail.com.
  4. Carriers are not liable for delayed or undelivered messages.
  5. As always, message and data rates may apply for any messages sent to you from us and to us from you. Message frequency may vary. If you have any questions about your text plan or data plan, it is best to contact your wireless provider.

10. Limitation of Liability & Governing Law

To the maximum extent permitted by Florida law, this website and pre-representation materials are provided "as is" without warranty. The Moore Group is not liable for market changes, third-party mortgage underwriting denials, or decisions made based on general web estimates. Claims arising from website use are governed exclusively by the laws of the State of Florida, with venue in the appropriate Florida County court.
