This is a list, not a leaderboard. Every company below was found by loading its own website and reading what it says about itself. Nobody paid to be here and nobody was left out for not paying.

How to use this list
I am not going to tell you who the best home inspector in Jacksonville is. Nobody can — there is no audited, published ranking of Florida home inspectors, and any agent who tells you otherwise is repeating a marketing claim or their own habit.
What I can do is give you a starting list of real, licensed companies working in this region, with the facts each one publishes about itself, so you can call three of them and choose for yourself.
- Verify the licence. Florida home inspectors are licensed by DBPR and the number starts with HI. Search the name at myfloridalicense.com. Several companies below do not publish a number at all — that is noted, and it is a fair thing to ask them for.
- Ask for a sample report. The report is the product.
- Ask what is included. Wind mitigation and the 4-point are sometimes bundled and sometimes extra. On an older house you want both.
- Ask about the add-ons you actually need. Sewer scope on an older street, well and septic on acreage, pool, WDO.
- Call more than one. Availability inside a short inspection period matters as much as anything else.

Being straight with you
What this list is missing
There are several hundred licensed home inspectors in Northeast Florida. This page has seventeen companies, because I only listed businesses whose own website I could actually load and read. Anything I could not confirm was left off rather than guessed at.
- Where a company does not publish a Florida licence number, I have said so rather than filling the gap.
- One Orange Park company was left off entirely because its own page and its own page description give two different phone numbers, and I would rather list nobody than send you to a wrong number.
- Coverage thins considerably west of Middleburg and out past Starke. If you are buying in Bradford or Union County, expect to pay a trip charge or use a Gainesville or Lake City company.
- Nothing here is a comment on quality, positive or negative. Absence from this page means I could not verify a business, not that there is anything wrong with it.
If you know a good local inspector who is not on this page, tell me and I will look them up and add them.
Common questions
Are these your recommended inspectors?
No. This is a directory of licensed businesses working in the area, published so you have somewhere to start. I do not receive anything for sending business to any of them, and you should compare several and choose your own.
Why do some entries have no licence number?
Because that company does not publish one on its website. Rather than invent one or leave the field blank without explanation, I have said so. Ask them for it and check it at DBPR — a licensed inspector will have no problem giving it to you.
Does Florida require home inspectors to be licensed?
Yes. Home inspectors are licensed by the Department of Business and Professional Regulation, and licence numbers are searchable by the public. There is no reason to hire an unlicensed one.
How do I check a licence?
Go to the DBPR licensee verification search, choose the Home Inspector board, and search by name or licence number. It is free and takes under a minute.
