Middleburg gives you more land for your money. If you've been priced out of Fleming Island or want acreage for horses, a workshop, or just space, this is where to look.

Commutes are longer than Orange Park or Fleming Island, but Branan Field Parkway has reduced drive times to Jacksonville significantly. Still, plan for 30-45 minutes to NAS Jax during rush hour.

The Black Creek area has some of the most beautiful waterfront and creek-front properties in Clay County, often at prices significantly below comparable coastal Duval properties.

But they are different bets on the future. Green Cove Springs is the county seat with a historic downtown and a genuine growth wave coming: two planned "agrihood" communities — Agricola and Saratoga Springs — are expected to bring more than 8,000 new homes to the area[5], and the $1.8 billion First Coast Expressway is nearing completion through Clay County and accelerating development around the city.[6] If you want walkable-town charm and don't mind construction traffic and new-build competition when you eventually resell, that's your door.
