2025 tax bill rose 77% while the assessed value stayed flat.
From 2021 to 2023 the bill climbed because the assessed value climbed. That part is normal. The 2025 jump is different. The value barely moved, but the tax nearly doubled. When that happens it is almost never the value. It usually means an exemption fell off the property, back taxes were added, or a one time charge hit the bill. First step: pull the line item 2025 bill from the Tax Commissioner at cherokeecountytax.com and see exactly which line went up. Then make sure every exemption below that applies to you is on file.
All require that this is your primary residence and that you owned it on January 1 of the tax year.
